Houseproud is a scheme run by us (Wrexham Council) to make sure that any home improvement, repairs and adaptation works to properties are carried out safely and professionally - giving you total peace of mind. 

The scheme is designed to help home owners who’ll be paying with their own finances, or through a loan, for the home improvements (there is a small charge for the use of this scheme).

How does the scheme work?

A Houseproud officer will help guide you through the process, firstly by visiting your home to discuss with you what improvements, repairs or adaptations you’d like and to check you’re eligible for help through houseproud, or any other scheme. 

If you’re eligible, the houseproud officer can then talk you through the type of works needed and how much it is likely to cost. They can also help you to select reputable builders approved by us and once the work is done there’ll be an inspection to make sure it’s up to standard.

Once it is agreed how you’ll pay for the work, your Houseproud officer will draw up the specification and produce tender documentation including a description of the work required, so that builders approved by us can offer a price for the planned works.

On your approval we will instruct the builder to begin the works. When the work is completed your Houseproud officer will then arrange for it to be inspected to make sure that the work has been completed to the expected quality. The builder will then invoice you to pay them directly.

Payment of fees

If you choose for the planned works to go ahead then you’ll be required to complete and sign a ‘Houseproud scheme consent form’ before authorisation is issued to the contractor to start the works. 

Our administration cost for facilitating works is 2.5% plus VAT of the contract sum or, where the contract sum is £2,000 or less a minimum charge of £50 plus VAT will apply. A fee will only apply if you choose to proceed with works and after signing the Houseproud Scheme Consent form. 

If the works are of a larger scale and will require Building Control and Planning applications, the technical cost is 8% plus VAT of the contract sum (2.5% of this cost may be payable for the preparation of drawings by the architect and the remaining 5.5% payable if physical works proceed).

For larger scale works you’ll be responsible for all associated costs, including: 

  • Building Control 
  • Planning 
  • Structural Engineers
  • Specialist Reports 

Our finance department will invoice you directly for the payment of these fees.

If you wish to proceed with the planned works then you’ll be required to complete an ‘acceptance of tender form’. On completion of the agreed works the contractor will invoice you directly for payment. Your payment will be subject to the works being completed to your satisfaction and certified by the council project manager.

Warranty/guarantee

Works administered through the Houseproud Scheme will not be issued with a warranty/guarantee by us (Wrexham County Borough Council). If you require cover this can be arranged at an extra cost for the premium - directly with the builder.

All works will be issued for tender (an official offer to carry out the work) to contractors who hold membership to the relevant statutory bodies within the construction industry, and have a proven reputation for carrying out works to a high standard and good customer care. All contractors are continually monitored for performance compliance on each individual completed scheme.
